How much is office rent in Helsinki?

How much is office rent in Tampere, Turku and Oulu?

The gross rent level of city-centre offices in spring 2026 was €22.3 in Tampere, €20.0 in Turku and €21.6 in Oulu per m²/month (Rakli-KTI). The vacancy rate at the end of 2025 was 13.9% in Tampere, 9.1% in Turku and 8.0% in Oulu (Catella).

What is the difference between gross rent and capital rent?

Gross rent includes the premises' maintenance costs; capital rent does not. Therefore compare offers on the basis of gross rent and also check the index terms of the lease.

Where can I find premises to rent?

Vacant premises can be found, for example, through Toimitilat.fi and Oikotie Toimitilat. City business development companies such as Business Tampere, BusinessOulu and Turku Business Region help free of charge with finding premises and plots.

Where in the Helsinki metropolitan area did office vacancy change the most?

In July–September 2026 the vacancy rate rose most in Aviapolis (+3.3 percentage points) and fell most in Keilaniemi (−1.1 percentage points). About 21 000 m² of new space was completed, including conversions from commercial premises in Keilaniemi and central Helsinki (Helsinki Research Forum).

What is the yield requirement for offices in Helsinki?

The required yield of the best offices in central Helsinki was about 5.6 % in spring 2026 (KTI). Required yields rose again because of geopolitical uncertainty.

How many property transactions were made in 2025?

Property transaction volume in Finland was €4.4 billion in 2025, almost double the previous year. The Helsinki metropolitan area accounted for about half and foreign investors for about 60%; in January–March 2026, transactions worth about €2.3 billion were made (KTI).

Did the commercial premises lease act change in 2026?

The reform of the Residential Leases Act (Government Proposal HE 33/2026) also amended the Act on Commercial Leases, and the changes entered into force on 1.10.2026. The focus was on residential leasing; check the new terms before making an agreement.

How much is property tax?

A total of €2,443 million in property tax will be levied in 2026. By law, the general property tax rate is 0.93–2.00% for buildings and 1.30–2.00% for land, and municipalities decide the 2027 rates by 17.11.2026 at the latest.

Is VAT included in the rent for the premises?

Renting business premises is in principle exempt from VAT, but the landlord can opt to become liable for tax, in which case 25.5% VAT is added to the rent. A tenant liable for VAT can usually deduct the tax.

Tips

How to use the information

  1. Office rents are worth negotiating: in the Helsinki metropolitan area almost one in five office square metres is vacant, and there is plenty of supply in older properties.
  2. Ask the landlord for incentives, such as rent-free months or a share of the fit-out costs. These are common where there is a lot of vacant space.
  3. Compare the gross rent (including maintenance), not just the capital rent, and check the index terms.
  4. Cities' economic development companies (Business Tampere, BusinessOulu, Turku Business Region) help free of charge in finding premises and plots.
  5. Vacancy in business and logistics premises is only 1–5 %, so good premises are worth booking in good time.
  6. Only 8.9% of Class A offices are vacant, compared with an 18.6% average across the whole capital region: there is most room to negotiate in older properties.
  7. Regional differences are large: in July–September 2026 the vacancy rate rose by 3,3 percentage points in Aviapolis and fell by 1,1 percentage points in Keilaniemi. Compare several areas.
  8. The act on commercial lease relationships was amended in connection with the reform of the Tenancies Act with effect from 1.10.2026. Ask for an up-to-date contract template and check the terms before signing.
  9. Property tax is included in maintenance costs and thus in the gross rent. Municipalities decide the 2027 rates by 17.11.2026 at the latest.
  10. If the landlord has registered as liable for VAT, 25.5% VAT is added to the rent. A VAT-liable tenant can usually deduct it, but for a tenant carrying out VAT-exempt activity, for example, it is an additional cost.
